Are New Build Homes Really Low Risk?
New build homes are often marketed as safe, low-maintenance and problem-free. With modern materials, fresh finishes and a brand-new feel, many buyers assume a survey isn’t really necessary. But are new builds really low risk?
At Cockrams Surveyors, as Chartered Building Surveyors and Valuers based in Cornwall, we regularly inspect new build properties across the county. In practice, new homes are not always the straightforward purchase buyers expect.
The Myth of the ‘Perfect’ New Build
‘New’ does not automatically mean defect-free. Many developments are built to tight deadlines, often involving multiple subcontractors working at the same time with inadequate quality control and supervision. This can result in workmanship issues, incomplete details and defects that are not obvious during a casual viewing.
Common Issues Found in New Build Properties
Some of the most common issues we identify in new build properties include:
- Poor workmanship and finishing
- Poorly fitted items such as windows and doors, which can lead to draughts and leaks
- Incomplete items of work
Previous development-wide defects, such as inadequate fire protection, are also well-known issues that have come to light for new homeowners and have previously been widely reported in the media. Whilst surveys cannot investigate concealed areas of construction, they can assess key visible elements and identify defects that may not be apparent to a buyer.
Building Regulations and Warranties
New homes should comply with Building Regulations and are usually sold with a 10-year structural warranty, such as NHBC or similar schemes. However, Building Control inspections are not exhaustive, and warranties typically focus on major structural failure rather than poor workmanship or minor defects that can still be costly to rectify.
Why a Survey Is Still Important
A professional survey provides an independent assessment of the property’s condition at the time of purchase. It can highlight defects early, allowing buyers to raise concerns with the developer during the snagging period or before legal completion. This can help reduce risk, unexpected costs and stress later on.
Conclusion
New build homes can be excellent purchases, but they are not risk-free. A survey by an experienced, independent surveyor provides reassurance and ensures that you are fully informed before committing to what is likely to be one of the largest financial decisions you will ever make.
