The right choice depends on the age, construction, condition and complexity of the property, and how much information you want before buying.
What’s the Difference?
Level 2 Home Survey (formerly known as a HomeBuyers Report): This level of survey is typically suitable for conventional, modern properties in reasonable condition where the buyer does not plan to carry out extensive work on the property. This level of report offers a clear overview of condition, including urgent defects.
Level 3 Building Survey (formerly Full Structural Survey): This level of survey is typically recommended for older, larger, altered properties as well as properties of non-traditional construction or where a purchaser intends to carry out extensive work. This level of report provides a detailed analysis of condition, structure and potential repairs.
Real-Life Examples
Example 1: 1980s Semi-Detached in Truro – Level 2 Survey
A well-maintained house with no obvious issues and no significant alterations to the property. The Level 2 survey highlighted a leaking gutter, some loose tiles and insulation gaps – useful, but not alarming.
Example 2: Victorian Terrace in Falmouth – Level 3 Survey
This charming property had been modernised over time. However, our Level 3 survey revealed signs of historic movement, hidden damp, and concerns with DIY alterations. This provided key information that helped the buyer renegotiate.
Example 3: Granite Cottage in West Cornwall – Level 3 Survey
With thick stone walls and a thatched roof, this cottage required a Level 3 Home Survey inspection. The survey flagged significant timber decay in the loft and poor ventilation – things you wouldn’t see without a thorough survey.
