o Help to Buy – If you have purchased your property with the benefit of a Help to Buy equity loan, you may require a valuation if you are looking to settle the loan, including if you are selling the property etc.
o Shared Ownership – If you own part of a shared ownership property and are looking to sell the property or increase your shares, you may require a Shared Ownership valuation.
o Property purchases (although not for lending or raising finance) – You may require a valuation as part of your property purchase, perhaps you are buying a property and would like an independent valuation to confirm the valuer’s opinion of the market value of the property.
o Matrimonial Valuation – This may be required for divorce or separation proceedings but it is also important to check whether an Expert Witness report is required for court proceedings, which would typically be ordered via courts or agreed through solicitors to be provided.
o Capital Gains Tax Valuation – This may be required if you are disposing of a second home and are deemed to have made a ‘gain’, hence is usually required for taxation purposes.
o Probate Valuation – This may be required in respect of valuing the late owner’s estate including any property that they own.
o Inheritance Tax Valuation – This type of valuation may be required if a property is being inherited.
o Charities Act Valuations – This is typically required if a Charity is acquiring or disposing of a property.
