What is a Level 2 Home Survey?
Formerly known as a HomeBuyers Survey, this level of survey is typically advisable for conventional homes which are not historic in age, have not been significantly altered and are generally in reasonable condition.
What is a Level 3 Home Survey?
The Level 3 Home Survey (which was previously known as a Building Survey or Full Structural Survey) includes a more detailed report and is generally recommended for older, larger, significantly altered or unusual properties common across Cornwall.
Whilst both Level 2 and Level 3 Home Surveys are predominantly based on a visual assessment of the property with the aid of equipment such as low-level ladders, binoculars and a damp/moisture meter, the Level 3 Home Survey includes a more detailed inspection and investigations at the property, as well as a more detailed report with additional items of information and prompts in relation to hidden risks.
It is therefore important to assess the suitability of the property and decide which level of survey may be appropriate, being mindful of the various factors mentioned.
