RICS Level 2 Home Survey (with or without a Valuation)
The RICS Level 2 Home Survey Report is recommended for residential properties of a conventional type/design and construction forms and materials. This level of survey/report may not be suitable for properties of a more complex nature or for properties that have been significantly extended or altered since their original construction. In addition, properties of an older type or in a poor or neglected condition are likely to require a more detailed level of survey/report.
The RICS Level 2 Home Survey can be provided without a valuation within the report or can include a valuation for an additional fee. If included, the report will indicate the Surveyor’s opinion of the current market value of the property and will also include an estimated Building Reinstatement cost for insurance purposes.
The inspection itself includes a visual inspection of the relevant visible/accessible areas of the property internally and also externally from ground level with the aid of equipment as necessary however, the extent of the inspection is not as detailed as that of a Level 3 Home Survey.
The RICS Home Survey reports use a traffic light condition rating system to indicate the severity and urgency of the matters discussed in each of the key sections in the report. The RICS Level 2 Home Survey report does not provide detailed advice on repairs, of which is discussed as part of a Level 3 Home Survey.
