RICS Level 3 Home Survey
The RICS Level 3 Home Survey report is the most detailed level of survey and report available. You may consider a Level 3 Home Survey when purchasing a unique property, a property of an older type or containing non-traditional materials or design. A Level 3 Home Survey should also be considered for properties that have been neglected or have been the subject of significant alterations or amendments. However, clients may also consider a Level 3 Home Survey if they merely wish to obtain the most detailed level of survey and report available to obtain the greatest level of information possible; purchasers may also consider this for properties of a sizeable nature or a high-value purchase.
The inspection includes a visual inspection of the relevant visible/accessible areas of the property internally and also externally from ground level with the aid of equipment such binoculars, a damp meter, torch etc. but with more extensive investigations throughout than a Level 2 Home Survey (dependent on access and permissions at the time of inspection and the safety of the Surveyor).
The report itself, like the other levels of Home Survey standard, utilises a traffic light condition rating system to indicate the severity and urgency of the matters discussed in each of the key sections in the report. However, this level of report not only provides a greater level of description and information generally than the Level 2 Home Survey, it also includes additional information relating to energy matters, recommended repairs and further investigations, which is not included as part of a Level 2 Home Survey.
The Level 3 Home Survey does not include a Valuation or estimated Building Reinstatement cost for insurance purposes, although this is a separate service that can be provided, subject to additional fees. Our firm do not provide costings for any recommended remedial works as part of a Level 3 Home Survey report.
